Renting a home can sometimes be complicated, sometimes even a frustrating experience, particularly if you are unsure of the process. To help make the experience as straightforward as possible for you, we have outlined the key stages below.

REGISTER WITH US

To find your ideal property, we need to know as much as possible about your requirements. This includes your rental budget, the date by which you need to move, the type and size of property you need etc... You can let us know all about your requirements by registering online, by phone or by visiting our offices where a member of staff can assist you.

Once registered, details of suitable properties will be sent to you by SMS or e-mail.

VIEWINGS

Viewings can be conducted 9am - 8pm Monday to Friday and 9am - 5pm on Saturdays.

We usually accompany and conduct all property viewings and the Landlord may not always be present. In some cases, a Landlord may give us specific times for viewings, although we do ask them to be as flexible as possible. We normally keep keys and can generally access properties to suit your availability. To save time in the long run, you should try to ensure that anyone likely to share in the decision views the property at the same time.

Please be on time for viewings. After the viewing we are happy to answer any questions, so please allow time to discuss your thoughts with us.

MAKING AN OFFER

If the property is suitable for you don't delay your offer as it could get secured for let by someone else on the same day! When you make an offer you'll need to pay us a holding deposit of £500 to reserve the property. This deposit is fully refundable if the landlord changes his mind or if your credit check process is unsucessful.

Sometimes there may be an opportunity to negotiate the rental figure. This can be difficult, but by working with us, you'll benefit from our expertise in this area.

MOVING IN

Congratulations! Following acceptance at the referencing stage, you are almost ready to move into your new home. We will invite you to our head office at a time convenient to you, where we will run through all the necessary documentation. Following this, we will require 5 weeks security deposit(held in government approved scheme) and 1 months advance rent and will minus the holding deposit figure. We will then take you to the property to complete the check-in process and inventory. Once you are happy, we will hand you the keys to your new place!

CONTACT/INSPECTIONS

We get moving into a new place can be a daunting procedure, from changing over bills to understanding how everything works. We are on hand with any questions you may have via either e-mail or a phone call. We will also carry out an inspection/check-up(with your prior consent) every 3 months to ensure that you are satisfied in your new place and ensuring all items in the property are in good order.
