  • Impartial advice on rent maximisation and providing an expert Property valuation.
  • Marketing of the Property including; professional photography, floor plans and providing Property description.
  • Advertising the Property through the following methods; displayed at our primely located showroom, 'To Let/Let By' boards erected at the Property(subject to permission), advertisement placed on our website, Property uploaded to key Property portals and on Social Media channels.
  • Accompanied viewings with prospective Tenants keeping the Landlord aware of progress.
  • Interviewing prospective Tenants and taking up full references including employer or previous Landlord reference or obtaining reference checks through a third-party referencing supplier. Where necessary, additional security would be requested by means of a guarantor.
  • Providing a suitable Tenancy Agreement for the Property.
  • Liaising with a Landlord's mortgagees where necessary with regard to references and Tenancy Agreement.
  • Carrying out the initial Right to Rent checks in accordance with the Immigration Act 2014.
  • Providing substantial information to the Landlord regarding transfer of utilities and information on required compliance to industry regulation.


  • 24-hour Landlord access to online portal to view statements and access relevant documentation.
  • Taking a Deposit from the Tenant and dealing with this Deposit under the requirements of a Government-approved Deposit Protection Scheme for duration of Tenancy.
  • Collection and transfer of rent into your chosen bank account with statement issued.
  • Incoming rent monitored on weekly basis and rent arrears procedure advised in the event of non-payment.
  • In the event of court action being required for tenancy breaches under rent arrears, a complete log of payment history and credit control processes will be provided to your solicitor.


  • Serving Statutory Legal notices for possession in accordance with the 1988 Housing Act and presentation of prescribed information as required.*
  • Collecting rent and paying over to the Landlord (normally sent within 7 days of collection) less any fees or expenses due or incurred for the period. Payments will be made via direct bank transfer and a detailed rent statement will be forwarded for the Landlord's convenience.
  • Arranging with service companies (principally electricity gas & water) for meter readings and advising them of the transfer of service contracts to the Tenant at the beginning of each Tenancy.
  • Regular inspections of the Property carried out on a quarterly basis.
  • Co-ordination of repair or maintenance including arranging for tradesmen to attend the Property and obtaining estimates where necessary, supervising works and settling accounts from rents received.
  • Carrying out a full Property inspection and inventory check at the beginning and end of the tenancy and, if necessary, preparing and agreeing a schedule of costs relating to any damage or unfair wear and tear prior to releasing the Deposit.
  • Annual financial statement prepared for you and /or your tax advisor if requested.
  • Annual One-2-One meeting with a director of the business to discuss your Property portfolio.
  • Arrange professional cleaning at check-in and check-out subject to Landlords instructions.
  • Ensure Properties are fully compliant in accordance with all current legal safety obligations.
