Accompanied viewings with prospective Tenants keeping the Landlord aware of progress.
Interviewing prospective Tenants and taking up full references including employer or previous Landlord reference or obtaining reference checks through a third-party referencing supplier. Where necessary, additional security would be requested by means of a guarantor.
Providing a suitable Tenancy Agreement for the Property.
Liaising with a Landlord's mortgagees where necessary with regard to references and Tenancy Agreement.
Carrying out the initial Right to Rent checks in accordance with the Immigration Act 2014.
Providing substantial information to the Landlord regarding transfer of utilities and information on required compliance to industry regulation.

24-hour Landlord access to online portal to view statements and access relevant documentation.
Taking a Deposit from the Tenant and dealing with this Deposit under the requirements of a Government-approved Deposit Protection Scheme for duration of Tenancy.
Collection and transfer of rent into your chosen bank account with statement issued.
Incoming rent monitored on weekly basis and rent arrears procedure advised in the event of non-payment.
In the event of court action being required for tenancy breaches under rent arrears, a complete log of payment history and credit control processes will be provided to your solicitor.

Serving Statutory Legal notices for possession in accordance with the 1988 Housing Act and presentation of prescribed information as required.*
Collecting rent and paying over to the Landlord (normally sent within 7 days of collection) less any fees or expenses due or incurred for the period. Payments will be made via direct bank transfer and a detailed rent statement will be forwarded for the Landlord's convenience.
Arranging with service companies (principally electricity gas & water) for meter readings and advising them of the transfer of service contracts to the Tenant at the beginning of each Tenancy.
Regular inspections of the Property carried out on a quarterly basis.
Co-ordination of repair or maintenance including arranging for tradesmen to attend the Property and obtaining estimates where necessary, supervising works and settling accounts from rents received.
Carrying out a full Property inspection and inventory check at the beginning and end of the tenancy and, if necessary, preparing and agreeing a schedule of costs relating to any damage or unfair wear and tear prior to releasing the Deposit.
Annual financial statement prepared for you and /or your tax advisor if requested.
Annual One-2-One meeting with a director of the business to discuss your Property portfolio.
Arrange professional cleaning at check-in and check-out subject to Landlords instructions.
Ensure Properties are fully compliant in accordance with all current legal safety obligations.
