We at John Joseph believe we run a very competitive fee structure.
Details of the services we provide can be found in our Landlord's section on this website. Below you willl find an outline of our general fees and any ancillary fees applicable to the Landlord.

Services Provided

All fees below are the costs inclusive of VAT.

  • Letting Only Service - 6% due upon commencement of tenancy
  • Letting and Rent Collection Service - 7% of gross monthly rent
  • Full Management Service - 10% of gross monthly rent

Ancillary Fees

All fees below are the costs inclusive of VAT.

  • Tenancy Deposit Service Fee (cost already included in our Full Management and Letting & Rent Collection Service) : £40
  • Duplication and testing of extra keys: £15
  • Preparing Inventory of Condition (cost already included in Full Management Service):
    • Room: £40.00
    • Studio: £80.00
    • 1 bedroom : £95.00
    • 2 bedroom : £110.00
    • 3 bedroom : £140.00
    • 4 bedroom : £160.00
    • 5 bedroom : £180.00
  • Issuing Notice of Seeking Possession- S8/S21 (cost already included in Full Management Service): £20
  • Administration of NRL tax returns: £30 per annum
  • Redirection of mail overseas: cost of postage
  • Arranging Gas Safety check: £65 - £75
  • Cost of Arranging for Energy Performance Assessment: £50-£65
  • Cost of Arranging for EICR Check: £80-£140
  • Cost per hour of attendance to court/attendance to matters outside of Service: £50
  • Major Works(over £1000*): Where Landlord has consented, any works over £1000 will be charged at 5% of cost of works. (Included in full management service)
  • Arranging transfer of service contracts: £20 (Included in full management service)
  • Arranging for fitting and testing of smoke and Carbon Monoxide alarm: £40 (Included in full management service)

* Retained maximum expenditure limit: where we are able to carry out necessary works without prior landlord consent. (Outlined in John Joseph general infrormation and management agreement): £300
